BRYAN COUNTY TAX COMMISSIONER

It is the policy of the Bryan County Tax Commissioner not to sell Tax FiFas (certificates) to any third party.
Properties with delinquent taxes are sold at a public tax sale. These sales are held once a year; unfortunately, there is no set month that we hold these sales – it is usually between June and August. They are held the first Tuesday of the month between the legal hours of 10:00 a.m. and 4:00 p.m. and they are held on the front steps of the Bryan County Courthouse which is located in Pembroke, Georgia. You must be present to bid on the property. Our sales are held as public auctions and the property goes to the highest bidder. Once the bids are closed, the highest bidder has one hour to produce the money in the form of cash, certified check or cashier’s check. In the event that a bid is not properly paid, the property may be re-offered at 2:00 p.m. on the day of the sale or 10:00 a.m. on the following day.
The list of properties currently available for sale can be found at the link above. The list is also advertised in the legal organ of the county, which is presently The Bryan County News. The ads run for four weeks prior to the sale. You can contact the newspaper at www.bryancountynews.net. Its telephone number is (912)756-2668, and its mailing address is P. O. Box 1239, Richmond Hill, Georgia 31324. We do not have a mailing list for our sales.
This is a buyer beware sale and all property will be sold as is. The Tax Commissioner makes no warranty, neither expressed nor implied, as to title, and all properties are subject to all recorded covenants, easements and right of ways. Properties are sold under the power of a tax sale deed with specific rights of redemption. While the successful bidder receives a tax deed, he has no immediate control over the property. The taxpayer or any other person having a right, title, interest in, or lien upon the property may redeem it at any time within twelve (12) months from the date of the sale by paying the redemption price. The purchaser is not entitled to rents and/or profits arising from the property during the redemption period. If there are no successful bids, the Tax Commissioner can bid in the property for the County or it may be held over for the next sale.
To ensure your rights you should consult a knowledgeable real estate attorney who knows the laws and procedures for tax sales in Georgia.
Sincerely,
PAMELA GUNTER
Bryan County Tax Commissioner
